Having spent numerous summers here when younger, it feels like home every time I visited as an adult. – So I needed to move here. But what about making it your 2nd OR forever home? Emerald Coast has such a diverse range of properties. Over dinner one night, a friend and I considered which types stood out most for folks making a lifestyle update to Northwest Florida. Here’s the scoop:

Single-story homes

No more lugging laundry or groceries up and down the stairs! It’s all about convenience and safety. I remember helping my parents move into their single-story, and the relief in my mother’s eyes was palpable. Single Level living can really work at a SMALLER area under-air (climate) control than a similar finished square feet in multiple stories. The costs for building on a single level DO have higher costs for certain things like ROOFING and foundations – but we really enjoy the space. If you are coming from a home with extra storage -like a basement – be ready to pare down your requirement for things. Excess Storage is not something we found at the Beach, but are happy to leave three (3) seasons of our wardrobes behind.

Waterfront properties

Who doesn’t dream of waking up to the sound of waves gently lapping at the shore? As my grandpa used to say, “It’s like having nature’s lullaby every night.” – You will hear about Bay’s, Sound’s and Gulf views. The access to water may be included and the shoreline varied. It is important to understand that the closer a property is to COASTAL designation, the more expensive it will be. The higher elevation unit will have better views and also a higher sales price typically.

Active adult communities

Tailored amenities and an immediate sense of community? Yes, please. These hubs are a goldmine for socializing and enjoying activities crafted just for you.

Condos with amenities

Maintenance-free living and instant access to facilities like fitness centers and pools. Plus, you might make a friend or two in the communal areas! Coastal Condo’s are not all offering the same Amenities or Offer the same value. Beach Access, almost every utility and various security levels are available for your convenience and preference. Something that may impact your property purchase today in Insurance. Condo Tower structure insurance is handled by the Community Association (HOA) – so contents insurance is the Unit Buyer responsibility, when you care about The Contents.

Something we noticed when exploring neighborhoods was housing diversity in less planned areas. In gated communities, you’ll be more likely to know your neighbors, and the security is comforting if you are operating a second home or rental scenario.

While the Emerald Coast is undoubtedly a slice of paradise, there are some things to consider:

Weather Woes

Yes, we do have hurricane seasons and summer can get quite warm. I remember a particular summer when the humidity was so high, even my houseplants were sweating! Yet, those mild winters… heavenly.

Tourism Annoyance?

Places get crowded in peak tourist season. It’s a bit of a love-hate relationship; the buzz is great, but sometimes, you just wish for a quiet walk on the beach. The good news is that the Tourists will crowd the beaches in the heat of the day! They will also stick to the Main Roads. Routes of travel are available for locals to move around most areas away from the beach at any hour of the day. I enjoy being on the beach before the tourists are fully awake and after they have migrated to happy hour.

That Sweet, Sweet Distance

Relocating might mean being farther from family. My first Christmas away was a tad blue. But, thanks to technology, virtual dinners became our new tradition. After being away from the Gulf Coast for almost 25 years, in the Mountains of Colorado, my extended family did not visit frequently – and in some cases at all! – I expect to see more of them on the Beach. 😀
